Real Estate Acquisitions Analyst

We are seeking an experienced Real Estate Acquisitions Analyst ready to hit the ground running in our Real Estate Acquisitions efforts. The Acquisitions Analyst needs to understand the perspective of multiple stakeholders, including owners and investors. This position is based in our corporate office in Philadelphia just minutes off I-95.

Job Duties

Work directly with Director of Acquisitions in underwriting new opportunities for opportunities in the multifamily sector.
Assist with due diligence for potential new investments, including but not limited to:, market research and analysis of industry trends, financial modeling interpreting of financial statements and delinquency reports.
Monitor operational performance metrics (delinquency, rental growth, occupancy, etc.) on existing properties of the fund.
Track industry statistics and maintaining quarterly internal tracking files.
Responding to investor requests, including, but not limited to, preparing quarterly tracking dashboard, diligence requests, and market research reports.
Procuring off-market opportunities.
Performing ad-hoc requests.

Requirements

Adherence to company’s mission and values in all aspects of the job
Minimum 2-4 years in Investment Banking, Consulting, Brokerage, or Real Estate Private Equity.
Superior work ethic, strong desire to learn, and uncompromising attention to detail.

Maintenance Supervisor

Department: Maintenance
Location: Philadelphia, PA

Multi-family residential properties seeking a strong Maintenance Supervisor with an outstanding knowledge of building trades, cleaning procedures, and maintenance of apartment rental units and public areas. The successful maintenance supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, drywall, painting, and other building systems. They will be responsible to hire and train staff and provide for running facilities operations to include upkeep and repairs. The maintenance supervisor must have excellent organizational and time management skills, as well as strong knowledge of health and safety regulations and practices, and will ensure that facilities are in a good and safe condition at all times.

This supervisor will manage maintenance at an historic multifamily residential apartment building with 120 units, in the heart of Philadelphia.

Responsibilities

· Inspect facilities periodically to determine problems and necessary maintenance
· Prepare weekly maintenance schedules and allocate work
· Provide quick and courteous response to resident requests for maintenance service, to include direction of maintenance technician and/or hands-on completion of the service request yourself.
· Supervise and provide training to maintenance technician(s).
· Participate in recruitment, selection, and maintenance training for maintenance technician(s).
· Lead and train the team by example, and by doing.
· Troubleshoot and take the appropriate action to repair and/or restore service within the quality and time standards established by the Company.
· Hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
· Inspect and maintain building systems (heating, ventilation etc.)
· Contribute to the development of maintenance budget and ensure compliance

Requirements

Area Assistant Property Manager (Multiple Properties)

Baltimore Region

Full Time

We are hiring a qualified Area Assistant Property Manager to support our portfolio of multifamily residential properties around Greater Baltimore. This position will report to the AVP Suburban Properties.

The Area APM’s time will be split amongst multiple properties in the Baltimore area, as the point person for the properties’ rent collection needs, and will assist on an as-needed basis with administrative and leasing duties as directed by the Property Manager.

Responsibilities

Rent Collection Responsibilities
• Fully responsible for collection of past-due rent in collaboration with each property’s Property Manager, to include:
o Monitor resident ledgers and delinquency reports, and communicate with residents to minimize rent delinquency
o Receive rent payment and post to resident account ledger daily
o Process security deposit refunds
o Prepare and deliver written communication such as letters to tenants encouraging payment of delinquent accounts.
o Consult with tenants to determine reasons for past due payments, to include review of contract to ensure tenant understanding of lease terms.
o Coordinate payment schedules with tenants if necessary and within company SOP guidelines
o Have ongoing daily communication with delinquent account customers via telephone, in person, or by mail, to determine reason for overdue payments
o Maintain records showing updated status of resident financial ledger and efforts at collection
o Complete monthly reporting per company SOPs
o File cases of non-payment, warrants for restitution, and schedule evictions with local authorities (Sheriff’s Office) and eviction crew.
o Maintain thorough and accurate files of resident payments, security deposit refunds, move-outs, monthly reports, legal filings, and other documents as needed.
o Work directly with Property Management and Leasing team to ensure unit rentals, move-ins and move-outs, lease renewals, legal filings, and evictions are all handled in accordance with company SOPs and federal and state Fair Housing Laws

Assistant Property Management Responsibilities:
o Assists in managing properties’ occupancy and maintenance.
o Communicates with tenants regarding property-related issues.
o Coordinates with tenants and third parties to address maintenance and facility needs.
o Collaborates with property management team to produce advertising materials.
o Meets with prospective tenants to show properties, conduct interviews, receive rental applications and explain terms of occupancy.
o Processes applications and conducts credit checks.
o Collects monthly fees and maintains records of payments and rental activity.
o Prepares budgets and financial reports.
o Coordinates with outside vendors to arrange for trash removal, maintenance, landscaping, security and other services.
o Investigates and helps to resolve complaints, disturbances and violations.
o Complies with anti-discrimination laws with regard to housing, renting and advertising.
o Contributes to team efforts by accomplishing related tasks as needed
