Doron Gelfand, Founder & President

MANAGING PARTNERS

Doron Gelfand, FOUNDER & PRESIDENT

Doron is responsible for general operations at GY Properties, with 35 years of experience in the US residential market and more than $725M in acquisitions, developments, management and dispositions. Doron is Co-founder and Partner in Yardeni, Gelfand, Aberman & Co., a boutique Israeli accounting firm; and a Partner in Prometheus Financial Advisory, an independent economic and financial consulting firm. Doron is a CPA and earned his BA in economics and accounting from Tel Aviv University, Israel. He is also well-known for his spectacular international handball career with the Israeli national team. Doron is a major (res.) in the IDF and served as a military police company commander until age 49.

Haim Gelfand, Partner & CEO

Haim leads all residential activities and general operations at GY Properties and has extensive experience in real estate. Haim has supervised and functioned as the contractor on site of numerous projects since 2009. He has also served as an associate in one of Israel’s leading real estate law practices at Weksler, Bregman & Co., worked two years in EY’s transaction real estate team. Haim is a CPA and attorney at law in Israel. He earned his BA in accounting, his LLB, and MBA, with a concentration in financial management, from Tel Aviv University, Israel. Haim has served as an officer in several armored corps units and received an Israeli military decoration.

Tomer Edelman, Partner & CFO

Tomer leads finance and legal activities at GY Properties, and is responsible for budgeting, reporting, accounting and taxation. Prior to joining GY Properties, Tomer worked as an associate in one of Israel’s leading law firms, Naschitz, Brandes, Amir & Co., and spent several years working as a tax advisor with PwC Israel, specializing in Israeli taxation and due diligence processes preceding potential M&A transactions. His clients included leading public and private companies (both local and multinational). Tomer is a CPA and attorney at law in Israel. He earned his BA in accounting, and his LLB and MBA, with concentration in financial management, from Tel Aviv University, Israel. Tomer served as an officer and operational mission commander in an airborne intelligence unit of the Israeli Air Force.

Erez Regev, Partner & CDO

Erez is a partner and a Chief Development Office (CDO) at GY Properties, overseeing all aspects of construction management and is skilled in project management, contract negotiation, and team leadership. He brings over 9 years of experience managing complex building projects. Prior to joining GY Properties, Erez was Head of Pre-Construction at MY Construction in London, where he coordinated bidding and tenders end-to-end, spearheaded negotiations, and managed recruitment and training. Before that, he spent 6 years as Projects Manager at Omer Construction in Israel, managing design teams, budgets, and construction of commercial buildings up to 1.1 million ft2. Erez earned his B.Sc. in Civil Engineering Management and Construction from Technion – Israel Institute of Technology, with an emphasis on Project Management. He is also a military veteran, having served as an infantry officer and company commander in the Israeli Defense Forces.

Dan Kelly, COO of Property Management

Dan, a Philadelphia native hailing from the Frankford section of the city, brings a wealth of experience and a rich background in multi-family real estate. Dan’s foundation began at Penn State, where his focus on business administration was complemented by his role as a Lion Ambassador, proudly embodying the university’s ethos of leadership and community. With a robust career spanning over 18 years, Dan has made significant strides in the multi-family real estate sector. His tenure with industry leaders such as Greystar, Bozzuto, and Scully Company underscores his expertise in new development and the management of high-rise, mid-rise, and garden style operations. In his personal life, Dan’s passion extends beyond the realm of real estate. As a volunteer football coach with Pop Warner National, he dedicates his time and energy to nurturing young athletes, instilling values of teamwork, discipline, and perseverance in the next generation. This role not only highlights his love for the sport but also his commitment to community engagement and youth development.

Arthur Ruppin, VP of Development

Arthur leads finance activities at GY Properties and has vast experience in real estate investments, development, construction and asset management in the US. Prior to joining GY Properties in 2003 as its Chief Operations Officer, Mr. Ruppin was the CEO of PLA Advance Construction Co. a real estate development and construction company in Israel and was also the CEO of Marathon Development Corp. a single homes builder in Connecticut and upstate New York. Arthur earned his BA in Economics from the Hebrew University, Jerusalem and an MBA from INSEAD, Fontainebleau, France.

Henri Popa, VP of Acquisitions

Henri Popa is a first-generation Albanian immigrant and an accomplished real estate investment professional with a proven track record in multi-family real estate acquisitions and asset management. He currently serves as Vice President of Acquisitions at GY Properties, a firm managing over $1.0 billion in assets and 3,800 residential units. Henri plays a critical role in shaping the acquisitions strategy, identifying new market opportunities, and driving end-to-end deal processes across the Mid-Atlantic and Sun Belt regions. He has successfully led transactions for large-scale residential developments, including Gatewater Landing Apartments and The Metropolitan Apartments, delivering substantial returns through strategic renovations, conversions, and financing structures. Prior to his current role, Henri gained analytical experience at Stage Investor Network and Fifth Realty, where he pioneered data collection methods and spearheaded the underwriting of ground-up construction projects, yielding significant investor returns. Henri holds a Bachelor of Business Administration in Finance from La Salle University. As a first-generation immigrant, he is passionate about mentoring and community involvement, currently serving as a mentor with Big Brothers Big Sisters of America.

Benjamin Kamienny, VP of Finance

Benjamin Kamienny is responsible for managing the Company’s fund, corporate and property level accounting and reporting functions. Prior to joining the Company, Mr. Kamienny was the Controller at Merion Residential and Fund Accounting Manager at Mainline Investment Partners. Mr. Kamienny also has eight years of public accounting experience most recently as an Audit Manager at CohnReznick LLP where he focused on real estate and private equity funds. Mr. Kamienny is a Certified Public Accountant.
